Van Nguyen, Owner, rents the above 3 Bedroom, 1 Bath Vacation Home, 10018 Private Road 3815, Quinlan, TX 75474, with rates up to (4) overnight occupants (including adults and children.) Each additional overnight occupant is $10.00 per occupant, per night.
This is your lakeside location away from the city. Please feel free to visit the property at your convenience before booking your reservation.

A Rental Deposit of $200.00 is required at the time of reservation. The Rental Deposit converts to a Damage Deposit upon check-in and is returned within 30 days of check-out if there are no damages beyond normal wear and tear.
We accept payment by Money Order or Cashiers Check. If you prefer to use a credit card we offer secure payment service via PayPal.

Pending Reservation
We (the owners) are presently holding a reservation for you (the renter) as specified above. This reservation will become confirmed upon our receipt of this Rental Agreement, signed and completed by you, along with payment of the Total Cost. The Total Cost (including the Rent Deposit) shall be paid no later than 30 days prior to the Check-in Date. If we do not received these items prior 30 days of Check-in date then we reserve the right to offer rental of the vacation home to others for the above dates.
Payment
Payment shall be made by electronic transfer through PayPal; major credit cards accepted are Visa, MasterCard, American Express, Discover, eCHECK, or a PayPal account. Please contact us for PayPal details.
If by mail, ONLY money order or cashiers check is accepted (no personal checks), pay to the order of: Van Nguyen, mail to: 4325 Cedar Springs Road, Dallas, Texas 75219 along with the completed Rental Agreement.
Arrival/Departure Times
Check-in starts at 3:00 p.m. on the arrival date and Check-out must occur by 11:00 a.m. on the departure date. If you Check-out after 12:00 p.m. there will be an additional charge of $60.00. If you Check-out after 3:00 p.m. there will be an additional charge of $120.00. Early Check-in and late Check-out times are possible by prior arrangement, but can only be confirmed several days before the arrival date, since they are dependent on the schedules of other guests.
Rental Deposit
The Rent Deposit is provided to secure Check-in dates and as security against damage to the house or property, theft, late check out, and violation of any of the renter's agreements contained in this Agreement. Final settlement of the Rental Deposit will be made as soon as possible, but in no event later than 30 days after the departure date.
Cancellations
Either party may cancel the rental up to 30 days prior to the arrival date. If you cancel the rental in whole or part on shorter notice than 30 days, and if we are unable to re-book the vacation home for all or part of your confirmed stay at the same rate, the full applicable rate will be charged for those days. We will retain any Rent Deposit as liquidated damages as required to pay such applicable rate.
Owners' Agreements
We shall bear the cost of all utilities, trash removal, local telephone service, the use of all personal property made available to renters, including kitchen equipment, dishes, outdoor furniture, outdoor grill, and bedding and towels for ONLY 4 people. We will take reasonable measures to ensure that the house and outdoor equipment is in reasonable working order.
Renters' Agreements
You agree that you shall leave the premises in the same condition as you found them and that you shall not exceed the number of guests identified in this Agreement. Bedding and towels are provided for up to ONLY 4 people. Any extra bedding or towels is the renters' responsibility. You or any guests or invitees shall not carry any personal property of the house for use outside. For example, bedding, towels, kitchen equipment, and dishes. If more than the agreed number of persons are found to occupy the unit, or if excessive cleanup is required, additional charges are $10.00 per person per night for such persons or you will be asked to vacate the property immediately. Additional maid service will be charged and deducted from the Rental Deposit.
You shall be fully responsible for any damage to the premises in excess of the Rental Deposit, plus reasonable costs of collection, including reasonable attorneys' fees, if necessary. Damage caused by your guests or visitors shall be your financial responsibility.
Without our prior written permission, you shall not host special events or gatherings at the Vacation Home involving more than your immediate party, as enumerated above, and shall not conduct any events or activities that might interfere with the peace and enjoyment of the property's neighbors, including any traveling noise after 10:00 p.m. at night. If you are found to be entertaining more guests than approved by us in your rental contract without our prior permission, or are creating traveling noise after 10:00 p.m., you will be asked to vacate the property immediately, and will forfeit the remainder of your rental as well as the rental deposit.
You agree that there are no pets allowed and that there can be no smoking in the house or other structures. as a fire safety precaution smoking is only allowed outside the house and cigarette butts are Not to be thrown in the yard causing such fire hazard. Such smoking will result in automatic and total forfeiture of the Rental Deposit.
You agree that we or our designees may enter and inspect the premises for any reason at any reasonable time during your stay.
Upon departure, you agree to follow the check-out procedures, including without limitation, cleaning the outdoor grill, if used, putting any dirty dishes in the dishwasher and starting it, placing the garbage in the outdoor trash cans and putting any wet towels in a bathtub or shower stall. When check-out, please call Van Nguyen at (469) 774-8110 to return all keys, rental equipment, and necessary items of the vacation home. (Note: $15.00 per key if not returned or lost.)
Children are the direct responsibility of you as well as their parents or caretakers. Children are NEVER TO BE LEFT UNATTENDED absolutely anywhere, whether in the house or outdoors, near the LAKE, at the pier, boat, or swimming. ONLY 8 people maximum allowed on the PIER. CHILDREN ARE ACCOMPANIED BY ADULTS ON THE PIER AT ALL TIMES. You acknowledge that there is swimming in the lake and that could be dangerous to children and others. You also acknowledge and accept that there will be no lifeguard or any other supervision on the premises during your stay, and we will not be responsible for supervising the use of any of the facilities by either adults or children. You and all of your guests and invitees undertake all use of the property at your own risk.
YOU AGREE TO INDEMNIFY AND HOLD HARMLESS THE OWNERS OF THE VACATION HOME FROM AND AGAINST ANY AND ALL LOSS, CLAIM, LIABILITY OR DAMAGE ARISING FROM ANY NUISANCE OR HARM MADE OR SUFFERED ON THE PROPERTY BY YOU OR YOUR GUESTS OR INVITEES, INCLUDING WITHOUT LIMITATION, INJURY OR DEATH, OR FROM ANY CARELESSNESS, NEGLECT OR IMPROPER CONDUCT OF ANY PERSONS ENTERING, OCCUPYING OR VISITING THE PREMISES.
